After years of helping clients (and owning investment properties ourselves), we’ve gathered some favorite landlord tips to keep your rental running smoothly — and your tenants happy.

1. First impressions matter: use professional photos & strategic staging

Most landlords snap a few photos with their phone and call it a day. But listings that shine rent faster and often for more money. 2. Don’t skip the lead-based paint disclosure

If your home was built before 1978, a lead-based paint disclosure is required by law — and it’s easy to forget. Make sure this is signed along with the lease to keep everything compliant and buttoned-up.

3. Get creative with lease terms

Thinking ahead is key. Be crystal clear in your lease about early terminations, renewal timelines and whether tenants will go month-to-month or sign a new lease after the initial term ends.

And here’s a pro tip from one of our favorite landlords, Susie: Avoid lease end dates in the dead of winter. Moving in the snow? No thanks. Instead, try 11- or 15-month leases and aim for terminations between March and October — when demand is stronger and turnover is easier.

4. Include cleaning in the lease

It sounds luxe — and it is — but offering monthly or quarterly cleaning can actually protect your investment. Build the cost into rent, and you’ll have regular eyes on the property. One of Susie’s cleaners spotted mold in a bathroom early, which led to discovering a broken fan. The fix? A few hundred dollars. The alternative? Thousands in remediation.

5. A bathroom fan hack that can save you thousands

Speaking of mold, here’s a simple tip: have an electrician tie the bathroom light and fan switches together. That way, any time someone takes a shower, the fan runs. Moisture stays in check and your walls stay mold-free.

Bonus tip: get licensed
