Home Maintenance Tips: Protect Your Investment (and Your Sanity)
Keeping your home in great shape might not be the most glamorous task, but it is one of the smartest. Think of it as protecting your biggest investment. Sure, cleaning the gutters isn’t as fun as splurging on new shoes, but skipping routine upkeep can lead to costly surprises down the road — or worse, scare off future buyers during inspection.
Here’s a breakdown of smart, seasonal tasks to keep your home running smoothly throughout the year.
Monthly musts
- Replace or clean furnace filters. Every month if you have pets, every other if you don’t. Pro tip: order in bulk and set a calendar reminder.
- Clear sink and tub drains. A $10 tool can prevent a $300 plumbing call.
- Vacuum vents and registers. Clear airflow = efficiency.
- Check that indoor and outdoor vents aren’t blocked.
- Clean the garbage disposal. Run ice cubes and baking soda with cold water.
- Seal gaps around windows and doors. Caulking and weatherstripping go a long way.
- Clean your dishwasher and vacuum filters. Google the model to find the filter – yes, it’s in there!
Fall checklist
- Service the furnace. Call a licensed HVAC tech for a tune-up.
- Flush the water heater. Once a year removes sediment and extends its life.
- Service the boiler (if applicable). Especially important for detecting gas leaks.
- Seal driveway and walkway cracks. Prevent water damage during freeze-thaw cycles.
- Winterize outdoor faucets and irrigation systems. And don’t forget to disconnect hoses.
- Insulate exposed pipes in garages or basements.
- Test smoke and CO detectors. Also check fire extinguisher expiration dates.
- Clean gutters and downspouts. Or hire it out — we’ve got referrals!
- Schedule a chimney sweep, especially if you use your fireplace.
- Vacuum lint from the dryer vent.
- Clean window and door screens.
Winter watchlist
- Check basements for leaks during thaw cycles.
- Cover your AC unit (measure before buying a cover!)
- Stock up on pet- and kid-safe ice melt.
- Clean bathroom exhaust fans.
- Clean the washing machine filter. Most people forget this – don’t be one of them.
Spring refresh
- Inspect the roof for missing or damaged shingles.
- Soak faucets and showerheads in vinegar to clear mineral buildup.
- Deep clean carpets. Rent or hire — we can recommend someone.
- Service your AC or de-winterize evaporative coolers.
- Power wash siding and windows.
- Clean gutters and dryer vents (again).
- Re-caulk bathrooms and kitchen if needed.
- Check and activate your sprinkler system.
- Prune trees and shrubs.
- Fertilize the lawn.
- Have your sewer line cleaned if you have a clay pipe (PVC? Check with a plumber first.)
Summer tune-ups
- Lubricate garage door opener, chain and hinges.
- Clean kitchen exhaust fan filter.
- Check for leaks around cabinets and toilets.
- Seal grout in kitchens and bathrooms.
Pro tip: keep a home binder
Track service records, receipts and warranties in one place — it’s a great way to wow future buyers, agents and inspectors.
